Senior living units planned for Rocanville

More housing options for seniors in Rocanville will be coming soon, with a total of eight units planned to be completed next year.

“We’ve been chatting with Copper Ridge (Construction) for a couple of months now, trying to figure out how this would work, where would be a good location,” explained Andrea Logan of the Rocanville Economic Development Organization. “We definitely have noticed that there is a need in the community for senior housing, and Copper Ridge is willing to take on this project.”

A special information night about the senior housing development will be taking place on Aug. 18 at the Rocanville Community Hall, starting at 6:30 pm with members of the REDO and Copper Ridge in attendance.

“Copper Ridge has put together a presentation for the community as to what the complexes would look like and how they would operate, and a timeline,” Logan said. “We’re inviting everyone who would be interested to attend.”

Currently, there are three houses planned for construction—two triplexes and one duplex—going on large lots on Cameron Crescent. The floor-plan for each unit has a 1,715-square-foot living space with three bedrooms, two full bathrooms, a two-car garage, and a full kitchen.

“Cameron Crescent just seemed to be the logical choice, because it was big enough to do what we wanted to do, and it’s a nice and quiet area,” Logan said, noting the unit design came from resident feedback. “Last year around this time, I was calling people, and their requests were for three bedrooms—a spare bedroom, and then also a bedroom for being able to do some of their hobbies in. They wanted the extra floor space.”

In terms of construction, there are a few factors to consider when building a home with seniors in mind.

“The biggest thing is no stairs, so the building doesn’t have a basement where your furnace room is, the furnace room is not far off the garage,” explained Tyler Gesy, Project Manager with Copper Ridge. “So no stairs down to the basement, and there’s also no upstairs—it’s just a single floor bungalow. So that’s pretty helpful for seniors. We haven’t figured out exactly what we want to buy for the en suite, but we were thinking probably some sort of accessible shower for seniors, or bathtub type of thing. Those would really be the only major things that would make a person look at the house and say this is a little different and maybe more accessible.”

The target market would also be those who are still independent, but not keen on all the upkeep work a traditional home would entail.

“The idea is that there are some folks in the community who would be interested in giving up some of these maintenance responsibilities, or even insurance responsibilities and things like that,” Gesy said. “Also, let’s say that down the line, something comes up with a family member and they have to move. This is going to be easy, and that’s one of the things that I think our goal is—to make it a long-term, secure rental that also has an easy termination policy. We don’t want to burden somebody, we want to make sure that people know that if situations change and they need to terminate the contract and move out, they can very easily get out of the contract.”
For now, the information meeting on the 18th is a way to connect and answer some of the questions people may have about the development.

“The main goal is for us to meet the prospective tenants, for them to meet us, and just sort of establish a bit of that personal relationship so that they can see that we are Saskatchewan folks with Saskatchewan families, and maybe we have similar values and share things like that,” Gesy said. “Once you meet somebody, you can gain a little bit of trust, so that’s a good thing that we’re interested in.”

Construction is slated to begin in October, with a planned completion set for July, 2026.
